EARLY ACCESS – LONDON PILOT

Someone already paid to inspect the house. Why start from zero?

A survey shouldn't go to waste when a sale falls through.

OpenSurvey connects a previous survey to the next buyer of the same property, turning it into a simple, plain-English digest of what was found.

Not a replacement for your own survey — just a smarter first look before moving forward.

Condition digest
14 Ashfield Drive, London N19
Example Digest

Damp – rear ground floor
Elevated moisture readings noted near the kitchen wall. Ask your surveyor to inspect the source.
Roof – flat section
Nearing the end of its expected lifespan. Worth a quote for replacement timing.
Structural — no concerns raised
Original report found no movement or structural defects.
Main roof and chimney — no concerns raised
The slate roof looked sound from ground level, with no obvious slipped or missing slates. The chimney stack appeared stable.
The example above is illustrative. Every digest is based on the information available in the original survey.
~1 in 4
agreed property sales in London fail to complete before exchange.
37%
of collapsed sales are triggered by issues found during survey — the single largest cause.
£400+
typically spent on a survey that's thrown away the moment a purchase falls through.
Fall-through rates: TwentyEA, Q1 2026 (UK 23.7%, Inner London 27.0%). Share caused by survey issues: Quick Move Now analysis of UK fall-throughs, Q1 2026. Survey fees vary by property and surveyor.
TWO WAYS IN

Recoup a cost, or get a head start.

OWNING A SURVEY

Share your survey. Earn from it.

Turn a survey from a failed purchase into something valuable for the next buyer.

Thanks, your survey is listed. If a buyer is interested we'll email you, and ask for the report then.
BUYING A HOME

Find a survey. Shape a smarter offer.

Get a low-cost digest of what a previous buyer discovered, shape a smarter offer with less guesswork.

Thanks, we'll email you as soon as we know what's available for that address.

How it works

01

A survey is listed or requested

Someone whose purchase fell through lists their survey, or a buyer requests a digest for a property they're considering.

02

OpenSurvey AI finds what matters

Our trained AI model scans the survey and turns technical findings into a clear, plain-English digest — highlighting potential problems and what deserves a closer look.

03

Turn one survey into a head start

Get an early picture of the property's condition, spot potential costs and use the findings to shape your offer and ask sharper questions of your own surveyor.

What this is – and isn't

We're being deliberately narrow about this, because it matters.

It's a reference point, not a survey. A digest tells you what to look into — it doesn't replace a qualified surveyor inspecting the property for you.
It carries no professional liability. The original surveyor's responsibility was to their client, not to you. OpenSurvey doesn't create that relationship.
Lenders won't accept it. You'll still need your own survey or valuation for a mortgage application.

Who we are

OpenSurvey is a small pilot service. You can contact us at hello@opensurvey.co.uk.

What we collect

The house name or number and street, the postcode, and your email address. If you list a survey, we also collect the survey type and the month it was done. We don't ask for your name, and please don't send survey documents through these forms.

We also record when you submitted the form and that you ticked the consent box.

Why, and on what basis

We use your details to look for a match between a survey and a buyer of the same property, and to email you about it. We rely on your consent, which you give by ticking the box on the form. You can withdraw it at any time by emailing us.

Who else handles it

  • Formspree, an online form service, receives what you submit and passes it to us by email. It may process data outside the UK and keeps submissions for up to 30 days.
  • Our email provider stores the emails we receive.
  • While you type, we check the postcode with postcodes.io and the part of your email after the @ with Google's public DNS service. The page fonts load from Google Fonts, which sees your IP address.

We don't sell your data, and we won't give your email address to anyone else without asking you first. This page doesn't use cookies or analytics.

How long we keep it

We keep your details for up to 3 months after you submit them, or until the pilot ends if that is sooner. Then we delete them.

Your rights

You can ask to see, correct or delete the details we hold about you, or object to how we use them, by emailing hello@opensurvey.co.uk. If you're unhappy with how we've handled your data, you can complain to the Information Commissioner's Office at ico.org.uk.
